Compliance & Reporting for Smoke Management Systems

In 2005, it became regulation for a building owner/manager to provide ‘Baseline Data’ for contractors to utilise for their smoke management testing obligations. Most buildings operators just don’t have the information, knowledge or understanding of what this means to them.

This is where Smoke Control and our team can assist, we have provided this unique service for literally hundreds of buildings across Australia.

We conduct a visual inspection and data review of the mechanical plant throughout the building, from this we compile a ‘Cause & Effects Chart’ that demonstrates the functionality of all plant related to the smoke management systems including all essential and non-essential systems. We identify any building related issues that may effect the management of smoke relating to compartmentation, fire protection or detection in our reports.

On completion of the Fire Matrix, we can engage or liaise with a fire engineer or registered building surveyor to ensure all BCA compliances have been met with our matrix and also within the building. Testing can be conducted after the matrix has been approved,  working towards defect rectification and finally compliance.

Design and installation survey

The fire and smoke control features of all HVAC systems shall have a design and installation survey conducted in accordance with Tables 18.4.3.1 to 18.4.3.3.

Fans that continue operating or stop in fire mode shall be included in the survey.

NOTE: The goal of this survey is to ensure that the system can perform as originally intended and that performance capability is not compromised by occupancy, building alterations or HVAC alterations. Where an alteration has resulted in a change of the performance requirements, the system should be appraised against the modified performance requirements.
